Empty space.
Ongoing costs.

Look at income and costs together.

Business rates, security, insurance and utilities can keep adding up while a property is vacant. OFFSHOOT assesses whether managed commercial hires could improve the position.

Look beyond the hire fee.

The useful figure is what remains after agreed costs. Preparation, utilities, security, management fees and other responsibilities need to be clear alongside the expected hire opportunity.

Rates depend on the facts.

Occupation can affect business rates liability and relief. The outcome depends on the property, use, occupier, timing and applicable rules. Savings are assessed case by case and are not automatic or guaranteed.

Commercial income. Charitable purpose.

All our profits go to registered charity Interim Spaces. That commitment does not itself make a commercially hired building eligible for charitable rates relief. Hire revenue, the owner’s return and OFFSHOOT’s profits are different figures.

What owners
ask us.

Will temporary use remove every holding cost?

No. Some costs may remain or change during occupation. We assess the likely position and agree who is responsible before activity begins.

Can you guarantee bookings or rates savings?

No. Bookings depend on demand and suitability; rates depend on the circumstances and applicable rules. Any proposal should make those assumptions clear.

What information helps the assessment?

The building’s address, size, condition and availability, plus current holding costs and any restrictions you already know about. Initial contact can be brief; detailed figures can follow privately.
